The new hallway floor and wall coverings for floors 17 thru the Penthouse level were on display last night in the lobby of the Ritz South Tower.

The Decor Committee’s final selection was approved by the Board of Managers. Prep work should start soon.

North Tower and 3 Avery Has New DOR…

It gives me great pleasure to announce the appointment of Ms. Barbara Capasso to the position of Director of Residences for the North Tower high and low rise.

Barbara joins us from the Ritz-Carlton Residences, Westchester, where she oversaw the operation as their Residences Manager. Barbara brings several years of luxury experience to our location, having spent six years with The Ritz-Carlton. She joined the company in March 2005 where she began as the Marketing Manager and went on to become the Membership Director for The Abaco Club in the Bahamas.   Shortly thereafter, she transferred to The Residences at The Ritz-Carlton, Dallas as the Residences Manager and saw Dallas through its opening and start-up.

Barbara finished her Bachelor’s degree from Teikyo Post University in Watertown, Connecticut where she graduated Magna Cum Laude. She went on to pursue her MBA at Sacred Heart University in Fairfield, Connecticut.

Barbara has distinguished herself as a consummate professional and we are thrilled to have her on our team. Barbara will assume her new role formally on December 10th, 2011.

45 Stuart Street Ready to Roll?

Avalon Bay Communities looks to be set for construction of another 29 story residential building at 45 Stuart Street, next to Jacob Wirth.

It appears there will be 404 residential rental units and 198 parking spaces.

 

Update of Hayward Construction…

Millennium Partners broke ground  on its newest residential tower.

The  milestone officially marks the start of construction on the new, 256-unit luxury residential tower, which will be the third and final phase of Millennium’s $800 million, mixed-use campus in Downtown Boston.
To be built by Suffolk Construction and designed by Handel Architects, the 390,000 square-foot, 15-story tower will feature one, two, and three-bedroom apartments. The project will also include approximately 115 below-grade parking spaces, and 9,700 square feet of ground-floor retail shops. When completed in fall 2013, the $220 million building will occupy a full city block that spans Washington Street, Avenue de Lafayette, Harrison Avenue Extension, and
Hayward Place.

Project facts
• Project will create 450 new construction jobs.
• Former site of “Hayward Place Garage” (one of the first automated elevated garages in the country).
• Excavation will include removal of 37,000 cubic yards
(or 2,000 truck loads) of material.
• 225 soldier piles will support excavation.
• Site construction contract awarded to A.A. Will Materials Corp. (a local, family-operated business since 1886).

Upcoming activity on construction site: November/December 2011


• Site set up with fencing and Jersey Barriers (traffic
barricades used for temporary work zones).
• Relocation and closure of sidewalks on Avenue de Lafayette, Harrison Avenue Extension, and Hayward Place. Pedestrian traffic will be routed to the opposite side.
• Reconfiguration of sidewalks on the Washington Street side of the project to promote and enhance public safety.
• Parking and street lane closures on Avenue de Lafayette, Harrison Avenue Extension, and Hayward Place to move deliveries and equipment from city streets onto project site.
• Existing MBTA emergency egress stairs will be maintained
at all times.
• Traffic signal relocation for the City of Boston and temporary utility installation will take place over the course of construction as needed.
• Removal of underground obstructions and drilling soldier piles (retaining walls) to prepare for excavation.

 

South Tower Plans to Adopts New Rental Policy…

The South Tower Board of Managers will be adopting a new policy for the rental of residential units aimed at limiting students under the age of 30 from leasing. Below is the language:

 

Units may be rented, leased or subleased for terms of not less than six months.  If an Unit Owner fails to comply with the rental term provision of this policy, the Board shall have the discretion to fine the Unit Owner an amount equal to one month’s rent under the terms of the lease, but never less than $5,000 for each violation thereof. 
 

            b.         Unit Owners renting or leasing their property are required to submit a copy of the fully-executed lease or leases to the Director of Residents prior to occupancy, which lease or other agreement shall identify, at a minimum, the name of the tenant(s) or occupant(s), the term of the tenancy or occupancy and up-to-date contact information for all tenants, occupants and the Unit Owner.  Up-to-date contact information shall include, at a minimum, an email address, an address in Massachusetts for receipt of mail and notices, telephone number and the name and address of an authorized representative in Massachusetts to receive mail and notices. 


c.         Effective December 1, 2011, upon the commencement of each new lease term (including the renewal of an existing lease term), smoking shall be prohibited in all units rented or leased by the Unit Owner. All new lease agreements for any rental units shall include language expressly prohibiting smoking. All existing rental and sublease agreements, as of November 30, 2010, are grandfathered from the non-smoking policy.


 


            c.         No undergraduate student shall be permitted to reside in a Unit unless a parent, legal guardian or sibling over the age of 30 of such student shall also be in residence when the student is present in the Unit. This provision is not limited to units rented or leased.


 


            d.         Notwithstanding any provisions on the Rules and Regulations of the Millennium Place South Residential Condominium to the contrary, effective December 1, 2011, upon the commencement of each new lease term (including the renewal of an existing lease term), no non-Unit Owner resident or renter shall maintain, keep, board or raise any pet in a unit leased or rented to such tenant.  A fine of $500 per month shall be imposed on the owner of any unit found to be in violation of this policy.

 

South Tower Common Area Upgrades on Preview…

On November 17th, residents will get a first hand look at the upcoming designs for the replacement of hallway carpeting and wall coverings.

From 5pm- 7pm,  light refreshments will be served in the South Tower lobby with samples and layout of the design selected and approved by the Decor Committee, The Ritz-Carlton and the Board of Managers.

Soon, repairs to minor wall cracks and such will be underway as a preliminary step for the major work.
